Terms & Conditions for Rental Apartments in Antwerp
1. Introduction
These Terms & Conditions outline the rules, responsibilities, and obligations for both the landlord (referred to as "we" or "us") and the tenant (referred to as "you" or "the tenant") during the rental period. By entering into a rental agreement, you agree to abide by these Terms & Conditions.
2. Rental Agreement
- The rental period is a minimum of 1 month and a maximum of 1 year, with extensions subject to prior approval.
- The rental agreement is personal and non-transferable. Subletting is strictly prohibited.
3. Payments
- Rent must be paid on the 1st of each month via bank transfer to the account specified in the rental agreement.
- Late payments may incur additional charges or result in termination of the agreement.
4. Access
- The tenant will receive front door access via the BOLD app and a unique access code for the apartment.
- Lost access credentials must be reported immediately, and replacement costs may apply.
5. Use of the Property
- The property is to be used exclusively for residential purposes and may not be used for commercial activities or illegal purposes.
- The property must be maintained in good condition. Damages caused by misuse or negligence will be charged to the tenant.
6. Prohibited Activities
The following are strictly prohibited:
- Smoking inside the property or in common areas.
- Pets in the property.
- Parties or excessive noise, especially after 10 PM.
- Storing bicycles or personal items in common areas or hallways.
7. Liability
- We are not liable for any personal injury, loss, or damage to the tenant’s belongings during the rental period.
- The tenant must report any damage or technical issues immediately.
8. Insurance
- Tenants are not required to take out renters’ or fire insurance, as these are covered under our central insurance policy.
9. Registration & Address Use
- Tenants are not permitted to register the rental property address as their official residence or use it for any legal or administrative purposes.
10. Termination & Cancellation
- A 1-month notice period is required for early termination of the agreement.
- The landlord reserves the right to terminate the agreement immediately in the event of non-compliance with these Terms & Conditions.
11. End-of-Stay Cleaning
- A mandatory professional cleaning fee will be charged upon termination of the rental period.
12. Disputes
- Any disputes arising from this agreement will be resolved in accordance with the laws of Belgium and fall under the jurisdiction of the courts in Antwerp.
13. Internet & Technology Use
- Internet is provided for the tenant’s use but must not be used for illegal activities, including the download or distribution of copyrighted materials.
14. Governing Law
- These Terms & Conditions are governed by the laws of Belgium.
15. Acceptance of Terms
By signing the rental agreement and/or taking possession of the property, you acknowledge and agree to these Terms & Conditions in full.
