Rental Conditions
To ensure a smooth and enjoyable rental experience, the following conditions apply to all tenants of our apartments:
1. Rental Duration
- Minimum stay: 1 month.
- Maximum stay: 1 year, with the possibility to extend for another year upon agreement.
2. Payments
- Rent must be paid on the 1st of each month.
3. Access
- Front door access is managed through the BOLD app.
- Apartment access is provided via a unique code assigned to each tenant.
4. Registration & Address Use
- Address registration is not permitted at the rental property. Tenants are not allowed to use the rental address for official purposes.
5. Insurance
- Tenants are not required to take out renters’ or fire insurance. These are covered under our central insurance policy.
6. Pets
- No pets are allowed in the apartments.
7. Smoking Policy
- The apartments are strictly non-smoking, including all indoor spaces and common areas.
8. Furniture & Subletting
- Subletting is strictly prohibited.
- Tenants may not bring additional furniture into the apartments without prior consent.
9. Bicycles and Storage
- No bicycles, luggage, or other items may be stored in the entrance hall or common areas.
10. Noise and Parties
- No parties or events are allowed.
- Tenants are expected to maintain a peaceful environment and adhere to quiet hours after 10 PM.
11. Cleanliness & Maintenance
- Tenants are responsible for keeping the apartment clean during their stay.
- A mandatory end-of-stay cleaning will be carried out by a professional service at the tenant’s expense.
- Any damage to the property must be reported immediately and may be charged to the tenant if caused by negligence or misuse.
12. Shared Facilities
- Any shared spaces, such as a garden or patio, must be kept tidy after use.
13. Visitors
- Overnight guests are allowed for short stays only and must not exceed a reasonable duration without prior approval from the landlord.
14. Cancellation & Termination
- A 1-month notice period is required for early termination of the rental agreement.
15. Internet Use
- Internet access is provided but tenants must refrain from illegal activities, including the downloading of copyrighted materials.
By agreeing to these terms, tenants accept full responsibility for adhering to the conditions outlined above. Non-compliance may result in immediate termination of the rental agreement.
